JOB TITLE: New Business Manager

JOB SUMMARY:
You will be working with one of UK’s leading housing associations, securing and developing circa 250-350 new homes across the county per annum. You will be responsible for sourcing, negotiating and securing into legal contract new development opportunities to deliver companies growth and diversification objectives.
RESPONSIBILTIES:

  • To source, progress and secure into legal contract, new development opportunities through completing a variety of legal documents including Heads of Terms, Development Agreements, JCT and others as applicable. The performance measure will be between 7-10 contracts per annum to secure every year in order to support the pipeline of new homes target that the business sets. (The exact no of contracts per year will directly be linked to the overall target of the following years ahead and when the sites will be built and handed over, we expect this to be a mix of some smaller and larger schemes which when added together provide the construction pipeline).
  • Working with the appointed legal advisers, with the ability to progress Offer Accepted stages to Heads of Terms to Legal Contract stage in reasonable timeframes (as to be agreed with Director at the time) and to have ability to take commercial view where appropriate and work within the parameters of delegations set, always considering West Kent’s risk exposure and commercial position.

  • To hold responsibility for developing enough overall opportunities from S106, Package Deal and Land Led to meet our strategic targets and balance of portfolio. This includes bidding on enough S106 / Package Deals to meet our targets.

EXPERIENCE:

  • A demonstrable understanding of the Development process across a range of building and tenure types.
  • Comprehensive understanding of planning law, process and practice, including taking Strategic Land through the planning process, and link to infrastructure requirements; S106 Agreements, CIL, Appeal processes etc.
  • Comprehensive understanding of the financial elements of development projects and their impact on scheme viability.
  • An understanding of site valuation and appraisal methodologies, including full understanding of how returns are calculated, as well as using development appraisal software.

Also, will be required to go through an enhanced DBS check.
